Learn more about the sale
Once you already own a property and you wish to find a buyer, you should view it as an outside observer and try to estimate its real advantages and drawbacks.
Once you own a property and wish it to be sold, you should view it as an outside observer and try to estimate its real advantages and drawbacks. When you do that, however, you should keep into account that your opinion is probably subjective and you are biased, so the things you consider advantages might turn out drawbacks and the other way round. So you will probably need to advise with a specialist before drawing conclusions and taking decisions. The sale of a property is not simply its releasing on the market. A lot of work should be done beforehand to achieve the expected result, namely a good price.
There are several questions which you should answer as most exactly as possible to achieve your goal:

1. What do I sell?

This is the place where you should view your property. What is its location? Is the area attractive? Is it accessible during all seasons? Are there any hisotircal or natural landmarks? Is there demand for property in this area? What condition is the property in? What are its advantages to other similar properties? Have you prepared all documents necessary for the sale?
If you don’t like any of the answers to these questions and you consider you have the capability and the desire to increase the quality of your property/ which will in turn increase its price/- you can take this up yourself or contact us- we will advise you ad will assist you in preparing your property for sale so that everybody will notice it!

2. How do I attract attention?

To be certain that your property will be noticed by appropriate buyers you should do everything possible/ according to your wishes and budget of course/ so that it will look the best way possible. You should take up the cleaning of the premises and the garden, put your belongings in order, if the property is currently occupied, prepare it for photographing it, so that after you see it you will be pleased with the results.
If you have the opportunity to repaint it and give it a facelift, this will thoroughly change the property. Living plants inside the premises and in the garden catch the eye and bring life to the property. If you have prepared the property for sale, it won’t hurt to insure yourself and the property against possible future problems.
It concerns Insuring / in case it hasn’t occurred to you already/. Our company can offer you insurances of real estate, while you can insure yourself against natural disasters, fire, stealing or a number of other hazards, which you will consider necessary. The insurance companies usually offer pre-arranged packages depending on the type of your property and its characteristics.

3. How will I advertise?

The most important thing concerning every property for sale and respectively - his owner is to be viewed by appropriate buyers. The property may be excellent in itself, but if there is not a client ready to pay its price, all the effort and hopes of the seller will be in vain.
The good advertising strategy guarantees the owners that their property will be sold in reasonable time and at an acceptable price.
Our company has rich experience and commands a special department “Marketing” which takes care of the individual advertising strategy for each of the given properties for sale.
Your property should be displayed in such a way that it should be able to attract the attention of interested purchasers. We can take care of this.
The publicity you could expect and which we could provide in its best variant possible is a presentation of properties at construction-investment forums, advertising in the media, and of course, mass advertising in the Internet.
The company’s sites provide access for millions of potential clients who contact us if interested in the properties advertised. This is one of the most efficient and cheap ways for advertising real estate properties for the sellers, and we have the best sites in Bulgaria. For more information on how we advertise a given property, please see from here

4. At what price am I going to sell?

Fixing a real and at the same time acceptable price for the property very often happens to be a difficult, even strenuous task for the selling agent. Every property owner wishes to sell at the highest possible price and at the same time to conclude the deal. Nobody can make an owner sell at a certain price. Everybody fixes the price of his property according to his criteria for values and his own plans concerning the sale. If, however, you are not sure whether your judgment is correct, you can use the services of a specialist. This is done not to waste too much time waiting for the market response, which at any rate shows the sellers whether the price they have put is real or not. Properties having too high prices remain for too long on the market and such proprietors could only hope to have a disoriented purchaser, which is very unlikely and not serious. Such offers are unacceptable for the companies advertising and selling them, as well as for their owners because they cannot reach their final goal, i.e. to get the price for the property.
The decision of this problem is using the services of a licensed appraiser. By using special methodology and having in mind the specific indications of the properties, their location and condition, as well as the concluded deals in the region, the appraiser gives the real market price of the property at the moment of preparing the valuation. This type of service is obligatory when we have in mind mortgage-secured crediting, and it is present as a requirement with all bank institutions.
Ordering a licensed valuation directs the seller towards the size of the sum he could want for his property, but does not oblige him to take it into consideration. Anyway, this is the price which the market will accept at present and the money which the owner invests will be less than he could lose if he puts a wrong price – no matter higher or lower. 5. How much will it cost to sell?

 The selling of a property can cost you a lot of nerves and trouble if you are not ready in advance for everything which is ahead of you, after having taken such a decision. Besides, you should have a certain amount of money, because the means for the preparation of the selling documents are at the expense of the seller.
Here, the question is what documents for ownership you possess and if they are enough to conclude the deal. The owners are not often competent on the documentation needed, and this is not even necessary, as you can use the services of a lawyer or an Agent, like us. There are about 200 different types of documents for ownership and there is a special office dealing with their authenticity and check-up.
Apart from ownership documentation, а current plan of the property will also be necessary when we speak of a house or land, and tax valuation – for all kinds of properties. These are documents valid for a certain period and usually the owners busy themselves with the preparation of them after the preliminary contract of the purchase is signed, when there is a deposit paid for the property and a particular buyer.
If the owner of the property has died and you are his heir and appear to be a seller at the moment – you need another document package which proves your rights as a present owner. In order to be better informed – turn to our solicitors – they will explain to you what documents you need, where you can get them from, and how much that will cost you.
There are other inconveniences though not financially connected to your decision to sell, and these are the problems you can have with purchasers interested in your property. They could trouble you with their desire to view the property at any time, they could often disregard your desire to rest, and strangers will examine your property, comment and bargain with you. You are likely to come across ill-disposed people or people who have come not to buy, but to eye and probably to steal something.  .
If you live in the property you are selling – be careful about that.
     - Take  all precious things away, don’t admit people without having been informed about the viewing beforehand;
     - Don’t allow your children to open the front door for strangers;
    - Trust an agent to bring clients in your property  and if you don’t live there, provide him with a key from the property – so that he won’t disturb you all the time making you be present for each viewing. He is also keen on selling and will bother you only when there is a serious interest in your property.
    - Ask us about everything which will ensure yours and your property safety. We know how you can protect yourself!

6. In what way will the sale be carried out?

We proceed to a purchase after you have a buyer ready to pay your price, and after he has already paid a deposit for the purchase of your property, and you have prepared the documents necessary for the sale. Even if there is not a preliminary agreement made, the deal can be concluded when the whole sum for the purchase is paid at once at the notary’s office on the day of the transaction.
All the conditions concerning the deal could be discussed and negotiated before the actual sale – the price, the payment scheme, the time when the property should be set free etc.
Comment all this with your Agent – he will give you advice which the best stand you should take is so that you wouldn’t lose the purchaser or the money.
After you are ready with the documents for the transaction, have already paid the current bills of the property, the annual taxes, and have agreed on the way of payment, it is necessary to fix a date and an hour for concluding the deal and co-ordinate the appointment with the Notary public working in the region where the property is.
Your solicitor will prepare the title deed, in which the new owner will be registered and what he gets after the due payment in the presence of the Notary. The new owner will assume possession of the property and you will take the money you wanted for it.
The new notary deed goes to the Public register and the new owner can receive it after about a week.
