(2007-02-20) Buying properties in Thailand Prices rise at Supalai Thailand Park estate

One of the latest behemoth high-rise Thailand apartments projects offered in the eastern suburbs is Supalai Park Srinakarin, which will house about 1,500 freehold condominiums when it is completed in 2009.

The massive structure will include two towers, both rising 25 floors, with the units facing either north or south.

The buildings are joined by a large podium that will also house a car park, clubhouse and a gigantic swimming pool measuring 6 metres by 62 metres.

The length should please serious swimmers, as it exceeds the standard Olympic pools, which are 50-metres long.

Parking is on the first three floors, with residential units being constructed from the fourth floor.

Its sales office at the site will provide visitors a model of how the project looks on its 13.5-rai plot.

The estate has a single gateway, which provides better security, facing Srinakarin Road, a frequently jammed area at peak hours as a result of the explosion of new housing projects now building along this road.

Supalai has designed rather simple units, which should suit undemanding buyers. The bedrooms and living rooms are well proportioned. Some balcony spaces are provided, though they will share the space with pantry areas in studio units.

Studios are 35 square metres while other units cover 52 square metres and 84 square metres.

Very few large units are available and currently the one remaining "penthouse", covering about 125 square metres, is selling for Bt5. 4 million.

The majority of the units are small, however, with prices starting at Bt1.43 million. Buyers may have read billboards or brochures that say prices start from Bt 1 million.

That of course, is no longer true. As with most cases pertaining to marketing ploys, developers seldom worry too much about impromptu price adjustments. Still, Supalai is a trusted name and their construction is usually reliable, though its condo designs are purely for middle-class buyers, who are easier to satisfy and whose demands are rudimentary.

For instance, the bathrooms in the three types of apartments are on the modest scale, with no room for a bathtub. The price of the units include air-conditioners and pantry but it does not include any built-in furniture.

In a recent interview, Prateep Tangmatitham, chairman of Supalai said the publicly listed company should record strong profits again this year.

With projects such as Supalai Park Srinakrin, the company is expected to post solid income in the next three to four years, as the projects are completed and transferred to buyers.

Its City Home projects on Sukhumvit 101/2 and at Rachadapisek were both fully booked within a short period of being launched two years ago. The two projects house more than 1,300 residential condominium units. Its four-tower Casa Riva luxury project off Rama III Road is also selling well, he said.
