Bolyarovo

Bolyarovo is situated in one of the most unpolluted and preserved areas of Bulgaria - the southern part of Yambol Region upon the northern slopes of Strandja Mountain. It consists of a part of the Toundja Hilly Area, the Dervent Elevations and the southern slopes of Bakajitsite, and covers an area of 667 sq km. The region borders the Republic of Turkey to the south (55 km. away), the Elhovo Region to the west, the Regions of Yambol and Straldja to the north and the Bourgas Region to the east. Recently, thanks to its open relief and mild climate the demand for Bulgarian property for sale here is increasing. As being quite well developed, today’s Bulgarian real estate market offers quite a number of opportunities for obtaining cheap Bulgarian property. This particular region is an alluring spot for foreigners with a desire for land investment in Bulgaria due to many reasons. Since it is not overcrowded, the place gives a chance of a lifetime for buying properties in Bulgaria, such as land plot for sale in Bulgaria or other kind of real estate in Bulgaria.
The relief of the Bolyarovo Region appears to be varied. It consists of numerous elevations (hills and low mountains). The southern slopes of the Bakajitsite overlap the Dervent Elevations and reach an altitude of 556 m. above sea level. Bolyarovo was established in the national revival period as it was the landed estate of an Ottoman pasha (administrator and military leader). The village changed its name from Pashakyoy to Bolyarovo in 1934. It acquired the statute of a town-type village in 1963 and was proclaimed a town in 1974. There are some archaeological finds, discovered on the present territory of Bolyarovo, which proof that human activity was held here a long time ago. Many traces of Thracian settlements have been found out too, around the villages of Krainovo, Iglika, Popovo, Dennitsa and Kamen Vrah. An important ancient road, used to connect Sliven and Yambol to Odrin passes through the village of Popovo – to the west of Bolyarovo, as well as through the  villages of Lalkovo and Golyam Dervent. There are also traces of a medieval settlement discovered in the area of Eki Joumaya, one kilometer northwest of the village of Dennitsa. Some fragments of structural clay products and pottery, which are typical for both Second Bulgarian Kingdom and the early Ottoman Rule, were found right on the surface of the terrain. The renowned Trite Kaleta (the Three Strongholds), situated near the village of Voden played an important strategic role in medieval Bulgaria. Although it was away from the country's large substantial centers, the Bolyarovo Region did take a part in the Bulgarian Movement for National Liberation.
The industrial stock of ores and minerals in the region is poor. There are some pockets of copper ore around the villages of Golyamo Kroushevo and Iglika, and of limestone near Voden and Krainovo. The mineral spring near the village of Stefan Karadjovo with a flow rate of approx. 13 l/sec. and average temperature of 20.3 Degrees Celsius have already been surveyed and piped. By its chemical composition the water owns proven healing effect, and is quite similar to the ones in Karlovi Vari (Check Republic) and Kislovodsk (Russia). A spa-center, which provides around 240 beds, was built here and appears to be a good prerequisite for developing of the tourism in the region. It is situated at an altitude 350 m. above sea level, around 45 km. southwest of Yambol and only 12 km. west of Bolyarovo, and is strongly recommended for treatment of cardiovascular, urologic, gastrointestinal and endocrine diseases thanks to its drinking properties. Thus, it is used as natural table drink as well. The spa-center is a modern three-storey building with a central heating. The rooms provide 2 or 3 beds and have their own toilets and bathrooms on disposal. There are two flats available, as well as dining-room with 240 seats, a conference hall and café. Since the spa-center can provide lodging for so few as 240 customers, isn’t this a great idea to buy rural houses for sale in Bulgaria to-let in this location. Thus, generating of good income will be provided. It’s worthless to mention that the prices of the rural property in Bulgaria at present are much lower comparing other European Countries.
The agriculture, with its basic sub-branch of farming, develops upon 299 000 decares of cultivable land, as 60% of it is managed by private agricultural associations, tenant farmers and agricultural cooperatives. The cereals are the most common crop which is grown here, as the percentage of technical ones (sunflowers, tobacco, technical sorghum, coriander, etc.) is substantial. The areas, sown with perennial plants, as they are mostly vines, are small. Only about 800 decares fit the cultivation and growing of plants. The region has substantial areas at disposal, differentiated into larger units, towards which some investment interest has been shown recently. Such an interest is demonstrated, for example, in land for sale in Bulgaria. Considered as wise investment, buying property in Bulgaria is far from difficult. However, when it comes to buying properties in Bulgaria the services of a company working in the field of Bulgaria real estate and property management Bulgaria is necessary. Such a company would prevent a number of problems concerning the property for sale in Bulgariaa potential buyer wishes to obtain, for example, inadequate documents for possession, which is most common.  A project has been prepared for 1300 decares of vineyards. Fruit- and vegetable-growing are insufficiently developed in the area. The plain parts along the Popovska River and around other small rivers are a good prerequisite for the development of vegetable-growing activities. At the same time the mountain and hilly terrains offer large opportunities for growing of perennial plants, such as vineyards and orchards, and also for growing of herbs and medicinal plants. Bulgarian properties land for sale are still available in the region, and along with other properties for sale Bulgaria, such as rural property Bulgaria, provides quite a good return, and makes the real estate Bulgaria attractive to invest.
Recently, an idea to build up a settlement for retired Japanese in the area of Strandja-Sakar (the Bolyarovo Region) is gathering pace, as it will consists of three separate functional facilities, such as residential buildings, a recreation area and free time facilities, and administrative and commercial premises.. Besides, there is a plan for developing a small holiday village, which will be located in the immediate vicinity of the Malko Sharkovo Dam, and is going to provide opportunities for a brief holiday and for practicing of water sports and fishing as well. Its total area is planned to be approximately 14 506 sq. m., as the site will consist of 20 sections for individual rest, as well as servicing streets and a parking lot, walking alleys and pavements, and lawns for public use too. Convenient transport to the village of Malko Sharkovo is provided.
The Bolyarovo Region is a crossroad of ancient civilizations, where ethno-cultural processes were passing from the northwest (the Balkan Peninsula, Central and Western Europe) to the southeast (Asia Minor and the Middle East), and backwards. This determines the specifics and wealth of the cultural and historical heritage of the region, as a result of many centuries of history, bearing the marks of tumultuous events and incredible vicissitudes. There are around 14 archaeological finds discovered here, as well as remains of 5 ancient churches and 5 fortresses, which testifies to a rich and ancient past.
In addition, as being rapidly developed, the Bulgarian real estate market will continue growing and increasing its significance, which is due to the opportunities, found here by the foreign investors.
